Winterville, GA Guest Houses, Basements & Remodeling

Adding living space in Winterville

Winterville is its own city inside Athens-Clarke County, with its own zoning code and planning commission. That matters when you add a guest house, finish a basement or build an addition. KORE Construction Group builds guest houses, basement apartments and basement finishing, garage suites, in-law suites and additions, plus kitchen and bath remodels. We plan every project around the rules for your lot, and KCG handles the permitting.

Winterville rules we design around

Inside city limits, the Winterville code allows only one principal building on a lot, along with its permitted accessory buildings. For a detached accessory building in a residential district, the code sets these limits:

  • At least 20 feet from the main house and at least 10 feet from the lot line.
  • No more than two stories.
  • It can cover no more than 30% of the rear yard.
  • It can't sit in the front yard.

An addition that's attached to the house by a shared wall or roof is held to the same requirements as the main house. Winterville's code doesn't spell out rules for accessory dwelling units, so whether a separate living unit is allowed on your lot is something we confirm with Winterville's Planning and Zoning office before design. Every building project in the city also goes through Winterville's permit process.

If you plan to rent short term, Winterville requires a short-term rental license, renewed every year. An owner can license their own home plus one additional short-term rental in the city.

If your address is outside Winterville's city limits, Athens-Clarke County rules apply. There, a detached guest house is allowed as an accessory structure as long as it has no stove or other cooking facilities, and a separate accessory dwelling unit isn't allowed in single-family zones.

Projects that fit Winterville homes

  • Guest houses and backyard studios sized to the rear-yard limits.
  • In-law suites and additions attached to the main house.
  • Garage suites and finished space over a garage.
  • Basement finishing for a family room, bedroom or guest space.
  • Kitchen and bathroom remodels. See examples on our Bathrooms page.

How a project works with KORE

  1. Lot check. Email us your address. We confirm whether you're inside Winterville city limits and which district you're in.
  2. Design. We lay out the project around setbacks, height and rear-yard coverage before drawing anything final.
  3. Permitting. KCG prepares and submits the permit application and works with city reviewers.
  4. Build. We build, coordinate inspections and walk the finished project with you.

Winterville FAQ

Can I build a guest house in Winterville?

Detached accessory buildings are allowed in residential districts within the setback, height and rear-yard limits above. Whether one can be used as a separate living unit is something we confirm with Winterville's Planning and Zoning office before design.

Does Athens-Clarke's no-stove rule apply in Winterville?

That rule comes from the Athens-Clarke code. Inside Winterville city limits, the city's own code applies, and we confirm the details for your lot with the city.

Can I rent my property short term?

Only with a Winterville short-term rental license, which is renewed annually.

Do you handle permits?

Yes. KCG handles permitting from application through final inspection.
