Watkinsville Guest Houses, Basement Apartments & Remodeling
Adding living space in Watkinsville
Watkinsville homeowners have more options than most of our service area, but the rules change depending on whether your address is inside the city limits or out in unincorporated Oconee County. KORE Construction Group builds guest houses, basement apartments, garage suites, in-law suites and additions, plus the kitchen and bath remodels that tie new space into your home. We plan every project around the rules that apply to your lot, and KCG handles the permitting.
Inside Watkinsville city limits: accessory dwelling units
On April 15, 2026, the Watkinsville City Council voted 4-0 to allow accessory dwelling units as a conditional use in the South Main Street Scenic Corridor district. That means an ADU there needs city approval, and it has to meet conditions such as:
- The main house or the ADU must be owner-occupied.
- The unit sits behind the rear building line and can't be prominent from the street.
- It can't be taller than the main house, and it's capped at 50% of the main house's ground floor.
- Its design has to be compatible with the main house, and historic outbuildings can't be torn down to make room.
Outside that corridor, city zoning applies district by district, so we check your parcel with the City of Watkinsville before any design work starts. If you plan to rent short term, the city has required short-term rentals to be registered since at least 2022.
Outside the city: Oconee County rules
Most addresses with a Watkinsville mailing address are actually in unincorporated Oconee County. There, the code allows one guest house per lot as an accessory use to an existing home. It's for relatives, domestic employees or temporary guests at no fee. It can't exceed 50% of the main home's heated floor area, it has to match the house architecturally, and water or septic has to be certified adequate. On lots under 5 acres it goes behind the main house unless a variance is approved. Oconee also allows a garage apartment inside a detached garage under similar rules. Short-term rentals are prohibited except in districts where the code specifically allows them, and where they are allowed, the owner has to live on the property, be there overnight during stays, and hold an annual license.

Watkinsville FAQ
Can I build an accessory dwelling unit in Watkinsville?
Inside city limits, yes in the South Main Street Scenic Corridor district, as a conditional use approved by the city, with owner-occupancy, placement and size conditions. Elsewhere, it depends on your zoning district, and we confirm with the City of Watkinsville before design.

In the city, short-term rentals must be registered. In unincorporated Oconee County they're prohibited except where the code specifically allows them, and the owner has to live on the property.
